How can I get rid of the timber beams in my flat roofed house?

 

A certain percentage of people moving into suburbs built in the late sixties and early seventies take exception to the timer beams that hang down in the lounge rooms and living areas (sometimes as low as 2.1m) detracting from what might have been a flat, crisp, high, modern looking ceiling. 

 

Often you can remedy this situation quite cheaply without touching the roof sheeting by cutting a new steel beam into the existing rafters.  The reason this is possible is because the rafters which where originally green hardwood are now seasoned and are capable of spanning simply between the new beams.

 

The sequencing for this work is generally

 

  1. Prop the rafters each side of the existing timber
  2. Remove the existing timber beam
  3. Cut a slot in the existing rafters for the new beam
  4. Slide the new steel beam in
  5. Re-level the ceiling using plastic packers
  6. Install all tie-downs and taller support studs
  7. Remove props
  8. Patch ceiling or install new one under
